General description of the business
The company was founded in 2010, it is a manufacturer of cold-pressed oils, dietary supplements from vegetable raw materials: fiber, oilseed residues, capsules; herbal tea, cosmetic oils, phytoextracts. The products are environmentally friendly, rich in biologically active substances, do not contain synthetic additives, preservatives and GMOs.
The manufacturing technology is based on the centuries-old experience of traditional medicine and modern scientific developments and implementations. Therefore, raw materials are processed using a unique technology that is not used anywhere else. In addition, in production, instead of heat treatment, cold pressing technology is used, due to which the healing properties of plants are preserved in a higher concentration.
The quality of the goods is controlled throughout the entire production up to the finished product.
Two trademarks are registered.
Products:
- Vegetable oils in glass or plastic containers (100, 250, 500 ml, 1 l): Peanut, hemp, sesame, rapeseed, walnut, wheat germ, grape seeds, milk thistle fruit, rose hips, sea buckthorn, pumpkin seeds, poppy seeds, mustard, burdock and others.
- Cosmetic oils: massage, anti-cellulite, sunburn, hand skin protection, baby oils.
- Fiber and oilseed residues: fiber from milk thistle fruits, pumpkin seeds, crushed milk thistle fruits, flax residues, rose hips residues, etc.
- Herbal tea: chamomile, beggar-ticks, sage, dill, calendula, etc.
- Dietary supplements for animals.
The purchase of raw materials for the manufacture of products is carried out from domestic manufacturers.
The product is sold through distribution networks, pharmacy chains, supermarkets and an online store. Customers are both domestic and foreign consumers.
Permits, licenses to conduct activities are maintained and updated in accordance with the legislation of Ukraine.
Assets
The property:
- Land plot with an area of 1 ha is leased from the city council;
- The total area of industrial buildings of the property complex – 1,100 sq.m. – is owned;
- Detached administrative building (office 150 sq.m.) is owned.
Territory:
- The territory of the object is covered with concrete and gravel. There is a direct access to the river;
- A substation with a capacity of 63 kW was installed on the territory;
- The production uses water from an artesian well, as well as a central sewerage system. The premises are heated by solid fuel boilers;
- The entrance to the object is asphalted, the entire territory is fenced and guarded by the State Security Service and physical security of the enterprise.
Offer to Investor
Two options are considered for the subject of sale:
- Sale of the business along with all the assets and property. The territory allows you to expand the production, and can also be used for other types of activities.
Price: USD 820,000 for 100% of corporate rights, including the property complex
- Sale of business and property separately. The production complex, if necessary, can be moved to another region. The land plot is investment attractive from the development point of view, because it is located within the city of Zhytomyr and has access to the river.
Price: USD 370,000 for 100% of corporate rights, USD 490,000 – property complex.
