A 2,800 ha Agricultural Land Bank Put Up for Sale in Lviv Region

In Lviv region’s Sambir district, a large bank of leased agricultural land with a total area of 2,800 hectares has been offered for sale. The asset is priced at US$6.17 million

According to InVenture, the land bank includes:

  • 2,100 ha — cultivated land

  • 700 ha — plots undergoing clearing from overgrowth

The soil type is clay with chernozem inclusions; analysis confirms their suitability for intensive crop cultivation.

The company’s main activities include crop production, particularly soybeans, corn and wheat.

Lease structure

  • 2,100 ha — land shares with lease agreements up to 25 years

  • 500 ha — unclaimed and municipal lands (leases up to 7 years)

  • 200 ha — reserve lands and plots obtained through auctions (leases up to 7 years)

The farm operates under a regenerative agriculture model (no-till, cover crops) and holds a carbon certificate, which increases the environmental value of the asset and opens opportunities to participate in carbon programs.

Location advantages

The land bank is located in close proximity to the EU border — from 0 to 25 km — with several international border crossing points nearby. There is also access to European-standard railway tracks, which facilitates export logistics.

In addition to the land bank, the company owns additional assets — machinery, transport, and a production base. Their sale can be negotiated separately.

Deal structure

The offer involves purchasing 100% of the corporate rights of the LLC that holds the lease agreements. The company’s assets carry no debts or obligations. The base price is €1,900 per hectare. Part of the settlement is to be conducted through Cyprus.
