BGV Development, part of Hennadiy Butkevych’s investment group BGV Group Management, has started the implementation of the second shopping center under the Zhito brand. The new shopping and entertainment center is planned to be built in Boiarka, Kyiv Region, within the next 1.5–2 years.

According to the project, the total area of the shopping and entertainment center will be around 24,000 sq m, of which more than 16,000 sq m will be allocated for retail and commercial premises. Parking for more than 600 cars is planned for visitors.
The new facility is being developed in the format of a Community Lifestyle Center — a family-oriented shopping and entertainment center of regional scale, which is expected to become a key point of attraction for residents of Boiarka and nearby settlements. The concept provides for the combination of retail, entertainment and community functions within one space.
The complex is planned to include stores of international and Ukrainian brands, a supermarket, household appliances and electronics operators, fashion retailers, food service outlets, children’s areas and entertainment zones.
According to BGV Development CEO Maksym Kovalenko, the implementation of the project will allow residents of Boiarka and neighboring communities to access large chain stores, services, food outlets and leisure infrastructure without the need to travel to Kyiv.
“Such projects create a new quality of life and become important drivers of territorial development,” Kovalenko said.
The architectural and urban planning concept of the complex was developed by the architectural bureau Ars Longa.
The developer has not disclosed the investment volume or the exact opening date. The company notes that projects of this scale usually take 18 to 24 months to implement.
BGV Development is a full-cycle developer focused on commercial and residential real estate projects. The company’s portfolio includes the Equides Villas cottage community, the Boston and Ozon residential complexes in Kyiv, the Manhattan residential complex in Zhytomyr, as well as the Zhito shopping center network.
The first shopping center of the network opened in Zhytomyr in 2025. The 3,811 sq m facility was built in the retail park format, with separate entrances to stores and parking spaces located directly in front of the buildings.
