ICU and Cottage Developer Ulis Launch UAH 200 Million Real Estate Investment Fund

Investment group ICU and construction company Ulis launch "Ulis.Vorokhta" real estate investment fund focused on tourism properties, with a declared volume of UAH 200 million

Hryhorii Ovcharenko, Head of Asset Management at ICU in Ukraine, announced that the initiative is a response to the growing domestic demand for this type of real estate, which has largely remained inaccessible to most due to a high entry threshold.

According to Ovcharenko, the fund is being established in a market environment with limited investment instruments, yet strong demand from the population.

He noted that with a minimum investment of UAH 125,000, investors in the fund automatically become co-owners of the Ulis.Vorokhta hotel complex.

Ovcharenko added that the expected return is 10% per annum in USD under a conservative hotel capitalization scenario, with the main income distributed as quarterly dividends net of taxes.

ICU is an independent financial group providing brokerage, asset management, and private equity services. It currently manages over $500 million in assets, with a client investment portfolio totaling UAH 23.8 billion.

According to Ulis’s official website, the company has been operating since 2021 and currently has three active locations: two near Kyiv in the village of Dudky — “ULIS.Cottages” and “ULIS.Cabins”, and one in Ivano-Frankivsk region — “ULIS.Vorokhta”.
