Ukrainian state-owned bank Oschadbank has announced the sale of a major hotel and business complex in Kyiv through a financial leasing auction. The offering includes the Ramada Encore hotel and the Europa business center, located on Stolychne Highway, 103 — a key transport junction connecting to Obukhiv and Koncha-Zaspa.
The total area of the complex is 39,590 sq. m, including a two-level parking facility of 17,500 sq. m. The hotel comprises 332 rooms and 58 apartment units, along with a 4,000 sq. m conference center featuring 20 event halls, as well as fitness centers and restaurants.
The property is being sold under a 10-year financial leasing structure. The winner of the auction will be determined by the highest initial leasing payment. The bid increment is set at UAH 1 million, and the leasing interest rate is 8.59% per annum. Participation requires a guarantee deposit of UAH 10 million. The auction is scheduled for August 19, 2025.
Ramada Encore originally opened in 2012 as part of the Stolychniy mixed-use complex (formerly known as Domosphere). This is not Oschadbank’s first attempt to dispose of the asset. In March 2024, the bank bundled the hotel with the Atmosfera shopping mall, 11 land plots in Kozyn, and a receivables claim against Nitеко LLC for a total asking price of UAH 1.79 billion.
According to Opendatabot, the current owner of the property is NGI Management Financial Company, with Ukrainian businessman Dmytro Buriak listed as the ultimate beneficial owner.
