42,000 sq m Industrial Asset with Private Rail Spur and 22 Hectares of Land Offered for Sale in Ivano-Frankivsk Region

According to InVenture, a large industrial and warehouse complex with a total area of 42,200 sq m has been put up for sale in Ukraine’s Ivano-Frankivsk region

The property is located on a privately owned 22-hectare land plot, 35 km from Ivano-Frankivsk. The asking price is available upon request.

The property complex includes main and auxiliary production buildings, warehouse and administrative premises, repair and mechanical workshops, parking facilities, a fire station, boiler house, canteen, water tower, gas regulating station and other infrastructure facilities.

The total area of the production buildings exceeds 30,000 sq m, while warehouse premises account for 10,360 sq m and administrative buildings for 1,840 sq m.

The production buildings have a clear height to the bottom of the roof trusses ranging from 7 to 10 metres. Bay widths range from 16 to 38 metres, while individual buildings are between 130 and 195 metres long. The production areas have concrete flooring.

According to the seller, the buildings are in good technical condition, require no renovation and are ready for operation.

One of the property’s key advantages is its substantial available electricity capacity. A substation is located adjacent to the complex, with a connected capacity of 11.7 MW and an authorised capacity of 7 MW. The transformer substation is privately owned and located directly on the premises. The voltage class is 6 kV, while the electricity supply reliability category is Category II.

The site also includes a gas regulating station, boiler house, three water wells, connection to the central sewerage system and a private railway spur extending directly into the production building.

The complex is fenced and equipped with security, CCTV, fire alarm, ventilation and air-conditioning systems. Internal roads have asphalt, concrete slab and unpaved surfaces.

The configuration of the buildings and available engineering infrastructure allow the property to be used for metalworking, mechanical engineering, wood processing, furniture manufacturing, pellet and pallet production, construction materials, steel structures, sandwich panels or modular buildings.

The complex may also be converted for agricultural processing or animal feed production, product packaging, recycling operations or use as an industrial and logistics hub supported by its private railway spur.

Its proximity to nearby settlements provides access to local labour resources. The 22-hectare land plot is privately owned.
