A new investment opportunity has emerged on Ukraine’s agricultural market: an agricultural enterprise in the northern part of the Chernihiv region with a 6,700-hectare land bank, a 30,000-ton grain elevator complex, its own grain dryer, rail infrastructure, and a full fleet of agricultural machinery. The asset is valued at $9 million.

A 100% stake in the agricultural enterprise is being offered for sale in the Chernihiv region. Of the total 6,700 hectares, around 4,000 hectares are currently under cultivation, while the remaining land is either subleased or partially forested. Land lease agreements are predominantly signed for terms of seven years or longer, with annual lease payments amounting to UAH 7.5 million.

The enterprise specializes in the cultivation of key field crops, including sunflower, corn, wheat, rapeseed, and soybeans. One of the asset’s main advantages is its well-developed production and logistics infrastructure, enabling a full cycle of grain intake, drying, storage, and shipment.

The asset includes a flat-storage grain elevator complex with a total capacity of 30,000 tons in corn equivalent, its own railway spur, weighing facilities, and the ability to load up to 10 railcars per day. The enterprise also operates a gas-fired grain dryer with a standard capacity of 600 tons per day, a side-discharge receiving pit with a 200-ton buffer hopper, two truck loading points, four mechanized warehouses, and two additional new flat-storage facilities. The site is supported by a certified laboratory, while power supply is обеспечed through its own 430 kW substation.

Another key infrastructure component is the motor transport base, located in a logistically efficient area with a maximum haulage distance of up to 30 km. The site includes a two-story office building with a canteen, accommodation rooms for machinery operators, and office premises; a warehouse for fertilizers and crop protection products; storage tanks for UAN liquid fertilizer; a fuel and lubricants depot with a refueling station; a machinery shelter; a vehicle repair workshop; and a registered on-site water well. In addition, the property includes four unfinished pig houses that could be reconstructed for livestock operations.

The machinery fleet is equipped with equipment from leading global brands. It includes heavy tractors by John Deere, Case, and Challenger; Claas Lexion and Case combines; self-propelled and trailed John Deere sprayers; Horsch Maestro and Horsch Pronto seeders, along with other planting equipment. The asset also includes grain trucks, cargo vehicles, fuel service vehicles, a corporate vehicle fleet, MTZ tractors, tillage equipment, a JCB front loader, and two Kobzarenko grain chaser bins.

The enterprise employs 54 people, with staffing levels varying depending on seasonal workload. Its organizational structure includes an in-house security service, land department, accounting team, technical service, agronomy unit, and laboratory. All key facilities are equipped with video surveillance systems and round-the-clock security.

The estimated value of the agricultural enterprise is $9 million, with leasehold rights valued at $1,000 per hectare within the pricing structure.

The asset may be of interest to strategic investors, agricultural holdings, or financial buyers considering market entry or expansion in the agricultural sector of northern Ukraine.
