A large-scale resort project is planned in the Khmelnytskyi region, in the scenic area of Bakota on the banks of the Dniester River, which could become Ukraine’s first full-fledged waterfront hub with modern infrastructure. The project is being initiated by development company Superposition, which already has experience in large tourism projects. The new resort will be located about 50 km from Kamianets-Podilskyi and is designed to create a unique large-water leisure format that is currently virtually absent in the country.

According to preliminary estimates, total investment could reach $500 million. Company co-founder Yurii Hladkyi said construction is scheduled to begin in the autumn of 2026, although the final concept is still being coordinated, so the official name of the resort has not yet been disclosed.

The project is designed as a multifunctional waterfront resort with developed leisure and tourism infrastructure. On an area of about 40 hectares, the plan is to build apartment hotels, villas, and cottages, along with facilities for active and premium recreation. A particular focus is being placed on water-based activities: the project includes yacht clubs, opportunities for boating, kayaking, catamaran rides, and other sports and entertainment on the water. A separate zone is also planned for fishing and for restaurants specializing in fish cuisine.

The choice of location is deliberate: Bakota is known for its high rocky shores and landscapes that are often compared to Norwegian fjords. The developer aims to turn the area into a new tourist magnet of national scale, similar to popular resorts such as Bukovel, but with a specific focus on waterfront recreation.

The project also includes an investment component. Its business model is built around several investment tracks, with income-generating real estate as the key one. Investors will be offered the opportunity to invest in apartment hotels, villas, and cottages and subsequently receive income from their operation.

Superposition is already developing another large-scale project, the alpine village KRYLA Karpaty by EDEM near Bukovel, underscoring its ambition to create a network of tourism destinations in Ukraine. The new resort in Bakota is seen as the next step in that strategy and could potentially become one of the largest recreational projects in the country.
