Where should investors put their money in Ukraine in 2026? A Capital Times study examined more than 100 investment instruments. The highest actual returns over the past 12 months were recorded by agricultural land at 26.1%, gold at 18.3%, and commercial real estate at 12.3%.
Investment firm Capital Times analyzed more than 100 passive investment instruments available in Ukraine, comparing their returns, minimum investment requirements, taxation and key risks.
The study covers government bonds, bank deposits, real estate, agricultural land, gold, equity markets and energy projects.
All actual return figures are expressed in US dollars on an annualized basis for the preceding 12 months as of August–September 2026. These are historical results, not forecasts of future profitability.

For completed residential and recreational properties, returns exclude capital appreciation — the potential increase in the market value of the properties. The equity figure represents the performance of equity investment funds. No comparable historical return has been established for energy investments.
Agricultural Land — 26.1% Annual Return
Investments in agricultural land delivered the highest returns among the asset classes examined.
The investment model involves acquiring agricultural land plots with existing lease agreements. Investors may generate income from rental payments and increases in the market value of the land.
According to the study, the minimum investment starts at $1,000.
Key risks include transaction and registration costs, taxation upon sale, and significant differences in land price dynamics across regions.
Gold — 18.3% Annual Return
Physical investment gold in bank-issued bullion bars ranked second in terms of actual returns.
The minimum investment is approximately $4,500. The primary source of profit is an increase in the market price of the precious metal.
However, investors should account for the spread between gold purchase and sale prices, which can start at 6%, as well as the risk of a decline in its market value.
Unlike bonds or rental real estate, gold does not generate regular cash flow.
Real Estate: Returns Ranging from 5.2% to 12.3%
Real estate remains one of the most diverse investment segments, although returns vary significantly depending on the type of asset.
Commercial real estate — 12.3%. Investments in retail premises, warehouses and parking spaces delivered the highest returns among real estate assets. The minimum investment depends on the instrument and may start at $100 through collective investment structures. Key risks include dependence on tenants, changes in rental rates and potential physical damage to properties.
Residential real estate under construction — 8.3%. Purchasing an apartment for resale after the building is completed requires an investment starting at $30,000. The main risks include construction delays, developers' financial stability and property-related security risks.
Completed residential rental properties — 7.2%. Purchasing an apartment for long-term rental requires an investment starting at $50,000. The calculated return excludes potential property appreciation. Performance is affected by vacancy periods between tenants and the risk of physical damage.
Recreational cottages — 7.0%. Investments starting at $60,000 involve acquiring cottages or villas operated by a professional management company. Returns depend on seasonality, occupancy rates and operational efficiency.
Hotel rooms and serviced apartments — 5.2%. With a minimum investment of $40,000, investors earn income from the commercial operation of the property. Key risks include low occupancy, underperformance by the operator and fluctuations in property market value. This return also excludes capital appreciation.
Government Bonds and Bank Deposits: Returns from 1.8% to 7.9%
Government bonds and bank deposits remain accessible investment instruments for individual investors with relatively limited capital.
UAH-denominated government bonds delivered a 7.9% return in US dollar terms. The minimum investment in the study starts at $100. One advantage is that income earned by individuals from Ukrainian domestic government bonds (OVDPs) is tax-exempt. Risks include redemption conditions, potential losses from early sales and currency conversion.
UAH bank deposits returned 7.1%. The minimum investment starts at $100. Interest income is subject to 18% personal income tax and a 5% military levy. The main risks are hryvnia depreciation and restrictions on early withdrawals.
Foreign currency-denominated government bonds returned 4.0%. Their advantages include foreign currency denomination and tax-exempt income for individuals. However, investors must consider settlement and redemption conditions, as well as currency restrictions.
Foreign currency deposits generated just 1.8%. Despite lower returns, they allow investors to hold savings in US dollars. Interest income is subject to 18% personal income tax and a 5% military levy.
Equities and Investment Funds — 6.7%
Investments in shares of Ukrainian companies and collective investment funds remain an alternative to banking and fixed-income instruments.
According to the study, equity funds delivered an actual return of 6.7%, with a minimum investment starting at $100.
Key risks include market price fluctuations, limited liquidity in Ukraine's stock market and the absence of guaranteed dividend payments.
Energy: A Promising Investment Sector Without Comparable Historical Returns
Energy infrastructure investments represent a separate asset category, covering solar and wind power plants, battery energy storage systems, biogas facilities and gas-fired generation.
Depending on the investment model, the minimum entry threshold may range from $1,000 to $10,000.
However, Capital Times did not establish a single comparable historical return figure for this asset class.
Investment performance depends on the technology, the management team's expertise, electricity prices, electricity sales arrangements and the regulatory environment. War-related risks also remain significant.
Taxation of Investment Income in Ukraine
Tax conditions have a significant impact on investors' net returns.
Based on the models used in the Capital Times study, the following indicative tax rates apply to different asset classes:
| Investment Instrument | Tax Rates in the Study |
|---|---|
| Agricultural land | From 5% + 5% |
| Investment gold | 0% |
| Commercial real estate | 18% + 5% or 5% + 1% |
| Residential property under construction | From 5% + 5% |
| UAH and foreign currency government bonds | 0% |
| Completed residential rental property | 5% + 1% |
| Recreational real estate | 5% + 1% |
| Bank deposits | 18% + 5% |
| Equities and equity funds | 9% + 5% |
| Energy investments | 18% + 5% |
These rates reflect specific tax models used by Capital Times and are not universally applicable to all investors. Actual taxation depends on the investor's legal status, transaction structure, type of income and applicable tax regime.
Which Investments Should Investors Consider in Ukraine in 2027?
The study demonstrates that the highest historical return does not necessarily make an asset the best investment for every investor.
Agricultural land and gold delivered the strongest capital appreciation, but their values may fluctuate significantly, while selling these assets may require additional time or expenses.
Commercial and residential real estate can provide regular income but require asset management and consideration of maintenance costs and vacancy risks.
Government bonds and bank deposits offer more predictable interest income, although their actual returns in foreign currency terms depend on exchange rate movements.
When building an investment portfolio, the key criteria remain expected returns, liquidity, investment horizon, tax burden and acceptable risk levels.
An optimal approach involves diversifying investments across several asset classes to reduce dependence on the performance of any single instrument or market segment.
The Capital Times study covers more than 100 passive investment instruments. Actual returns were calculated for the preceding 12 months as of August–September 2026 and expressed in US dollars on an annualized basis. Historical performance does not guarantee similar results in the future.
