General description of the property

The area of ​​the territory is 20,408 sq.m.

There is a complex of buildings on this territory:

• administrative and utility building – 250.5 sq.m.;
• repair and mechanical workshop – 1,583.8 sq.m.;
• checkpoint;
• underground warehouse for storage – 60 sq.m.;
• building of a gas station;
• 6 kV power distribution point with two inputs and an authorized electric power in front of the power supply company 1,000 kW;
• transformer substation 160 kVA (with the possibility of replacement with TM 400 kVa, available in stock);
• modular building 6X24 m (unfinished);
• garage for 8 boxes – 479 sq.m., (8X60 sq.m.);
• security tower – 2.9 sq.m.

The aforementioned buildings and territory allow developing production of a different profile. The permitted electric power of 1,000 kW allows for the development of the business in terms of its expansion.

Technological and administrative premises are provided with central heating from solid fuel boilers.

The complex is provided with central water supply from the city water utility.

The facility is supplied with electricity from the regional power supply company.

Description of the aquaculture complex

This aquaculture complex was arranged in a part of the repair and mechanical section building on the territory of the former automobile base, which is a part of a large enterprise and occupies an area of ​​about 500 sq.m.

The complex of buildings and structures, together with the property, is privately owned by MODUS AQUA LLC (code 38713815).

Currently, the operation of the complex is break-even, the main activity is the cultivation of valuable species of fish by an intensive method in a closed water supply.

Annual capacity of the fish complex for marketable fish:

• 52,000 kg – marbled catfish (Clarium) weighing 1,400 g+;
• 2,500 kg – sturgeon weighed 1,400 g+ with the possibility of expanding up to 5,000 kg.

The maximum stocking density of marbled catfish according to the project is 350 kg per cubic meter. According to the project, marbled catfish is grown in two cycles in 1 year.

Aqua complex assets:

There are 12 rectangular pools (6 pools in each hall) for the cultivation of marbled eel catfish, located in two halls (100 sq.m. X 2 = 200 sq.m.). The volume of each pool is 7 cu.m. In total, there are 7 X 12 pieces = 84 cu.m. in two halls.

In the third sturgeon hall of 100 sq.m. there are 6 pools of 6.5 cu.m. each. The total volume of the pools is 39 cu.m.

According to the project, a fourth hall of 100 sq.m. is envisaged, which is equipped with central heating, but still lacks equipment.

The operating halls are independent from each other according to the RAS system.

The following RAS equipment is used in Hall No. 1:

1. Growing pools of 7 cu.m. – 6 units;
2. Drum mechanical filter – 1 pc.;
3. Storage tank for water of 12 cu.m. – 2 pcs.
4. Circulation pump Pedrollo NF-6 – 1 pc.
5. Circulating water heaters (stainless steel) – 2 pcs.

The following RAS equipment is used in Hall No. 2:

1. Growing pools of 7 cu.m. – 6 units;
2. Drum mechanical filter – 1 pc.;
3. Storage tank for water of 12 cu.m. – 2 pcs.
4. Circulation pump Pedrollo NF-6 – 1 pc.
5. Circulating water heaters (stainless steel) – 2 pcs.

The following RAS equipment is used in Hall No. 3:

1. Growing pools of 6.5 cu.m. – 6 units;
2. Drum mechanical filter – 1 pc.;
3. Storage tank for water of 5 cu.m. – 2 pcs.
4. Circulation pump Pedrollo NF-6 – 1 pc.
5. Circulating water heaters (stainless steel) – 2 pcs.

The following equipment is used in the water treatment room:

1. Water feed pump for 1.1 kW system – 2 pcs.
2. High pressure pump Pedrollo for washing drum filter screens – 2 pcs.
3. Cold water tank 8 cu.m. (stainless steel) – 1 pc.
4. Warm water tank 8 cu.m. (stainless steel) – 1 pc.
5. Heat exchanger for heating the make-up water – 2 pcs.

Air is supplied to the pools of the halls with a 1.5 kW blower. The same blower is in reserve.

The three halls are operated by electronic control cabinets, which are located in a separate room.

In order to provide heating of the complex, as well as for technological purposes, a furnace with pyrolysis boilers "MOTOR SICH" MS-80 (2 X 80 kW) on solid fuel is used.
