According to InVenture, a large industrial land plot located along the bypass road in the city of Khmelnytskyi has been listed for sale on Ukraine’s investment market

A 7.46-hectare land plot with direct frontage on the international E50 / M12 highway, which runs along the Khmelnytskyi bypass road, has been put up for sale.

The property is located within the Ruzhychna village council area of Khmelnytskyi district, in a zone experiencing active development of logistics and warehouse infrastructure. Nearby facilities include distribution warehouses of the Epicentr and ATB retail chains, a Nova Poshta logistics terminal, and Khmelnytskyi Airport, providing additional logistical advantages for potential investors.

The land plot is privately owned and designated under zoning code 11.02 for the placement and operation of facilities for processing, machine-building, and other industrial enterprises. The site has a regular rectangular shape and directly adjoins an asphalt road of international importance.

Key characteristics of the asset include an approved access road, absence of flooding risks and underground utilities, the presence of stormwater drainage, and the possibility of constructing a fire reservoir. A gas pipeline runs near the site, while connecting electricity with capacity starting from 1 MW would require laying a cable approximately 4–5 km long.

An important advantage of the asset is that pre-project development work for a logistics complex with a total area of approximately 24,800 sq. m has already been completed, which may accelerate the launch of a development project.

The asking price is $1.125 million, equivalent to approximately $1,500 per 0.01 hectare.

Given its location along an international transport corridor and the established logistics infrastructure of the region, the site is considered a promising location for various types of commercial real estate projects. Potential development options include a logistics or distribution center, industrial park, logistics-production complex, building materials center, or a freight transport hub.
