An industrial asset consisting of an operating grain elevator and a newly constructed flour mill (130 tons/day) is offered for sale in Chernihiv region, near the city of Chernihiv. The property is located in the village of Horbove, Kulykivka district, just 30 km from the regional center, with direct access to a regional highway.
The complex occupies a 3.5-hectare land plot under a 15-year long-term lease and includes over 11,000 m² of production and storage premises. The elevator infrastructure comprises flat storage warehouses (14,000 tons), silos (6,000 tons), and a finished goods warehouse (3,500 tons). The site also includes a laboratory, weighbridge, administrative building, water tower, pumping stations, well, external utilities, electricity supply (600 kW with potential to increase to 1,500 kW), and gas infrastructure.
The flour mill was constructed in 2021 and commissioned in January 2022 but has not started operations due to the war. The facility features a fully automated production line (SCADA, Schneider Electric) capable of producing premium-grade flour (54%), first-grade flour (10%), semolina (10%), and bran (25%). The equipment allows for product fortification, enabling the company to participate in UN tenders and supply flour to markets where fortification is mandatory.
In addition to the core infrastructure, there is a project for a new grain elevator by KMZ Industry, designed to expand storage capacity to 27,500 tons. The proposed facility includes a modern grain dryer, separators, handling and loading equipment, and full automation to ensure minimal off-season operating costs.
The asking price is $2.6 million, which includes real estate, equipment, and production lines. The main reason for the sale is a lack of working capital to complete the full reconstruction project.
