A new investment opportunity has emerged in Odesa’s resort and residential-recreational development segment: a 2.1-hectare land plot near Sovinyon is being offered for sale as a potential site for the construction of an apartment complex with a total area of 49,300 sq m.
The asset is located within the city limits, surrounded by recreational infrastructure and in immediate proximity to the coastline. The development concept provides for two possible scenarios: full redevelopment of the site with demolition of the existing buildings, or reconstruction of the existing sanatorium building followed by further development of the plot.
According to the asset parameters, the land plot is privately owned, and its designated use is for the construction and maintenance of health and wellness facilities. The site already includes 4,603.8 sq m of existing buildings, which are reported to be in satisfactory technical condition.
The investment concept envisages an apartment format traditionally used for development in Odesa’s recreational zones. Project parameters include a maximum building height of up to 24 storeys, as well as an efficiency ratio of 85%, implying a high volume of usable space for sale. The property materials state that the development parameters take into account current restrictions for recreational areas and the region’s seismic resilience standards.
An additional advantage of the asset is the existing infrastructure base for utility connections. Water supply and sewage networks are located near the site, while the proximity of a transformer substation, according to the seller, is expected to simplify the process of obtaining technical conditions and securing the power capacity required for the project.
The location near Sovinyon and Chornomorka is considered one of the most attractive for resort-format development in Odesa due to its established residential environment, access to beach and recreational infrastructure, and proximity to the Port of Chornomorsk. Beaches, a yacht club, a boat station, boarding houses, spa facilities, sports amenities, and transport infrastructure are all within walking distance or a short drive away.
The subject of the sale is 100% of the corporate rights, and the asset is priced at $3.6 million.
The owner positions the site as one of the few large-scale plots on the Odesa coastline still available for entry into a development project at an early stage.
