Where Ukrainians Are Investing in 2026–2027: 7 Key Investment Market Trends

Where are Ukrainians investing in 2026, and where do they plan to invest in 2027? Key trends in government bonds, foreign currency assets, residential and commercial real estate, hotels, and ...

Intensifying Russian attacks, economic uncertainty, and rising risks are reshaping investment strategies in Ukraine. Demand is shifting toward foreign currency assets and real estate in western regions, government bonds remain resilient, while investments in agricultural land and commercial property are creating new opportunities.

In autumn 2026, Ukraine's investment market is showing mixed dynamics. Some investors are postponing asset purchases due to security risks, while others are taking advantage of market conditions to identify new investment opportunities.

Capital preservation, currency diversification, asset liquidity, and the ability to generate stable income even during wartime are becoming key priorities.

1. Wealthy Investors Are Shifting Toward Foreign Currency Assets

One of the most noticeable trends is growing demand for investment instruments denominated in foreign currencies or linked to exchange rates.

Among high-net-worth clients of investment firms, interest is increasing in foreign currency bonds, corporate debt instruments, and investment funds. Some investors are considering reallocating their portfolios from hryvnia-denominated Ukrainian government bonds to foreign currency assets.

Notably, up to 70% of the corporate bond issues arranged by TASCOMBANK are linked to foreign currencies.

The main motivations remain protecting capital against currency depreciation, diversifying currency exposure, and preserving the purchasing power of investments.

2. Hryvnia-Denominated Government Bonds Remain Popular Among Retail Investors

Unlike wealthier clients, who are increasingly interested in foreign currency instruments, retail investors continue to allocate funds to Ukrainian government bonds.

According to the National Bank of Ukraine (NBU), the value of domestic government bonds (OVDPs) held by individuals increased from UAH 163 billion on September 1 to UAH 169 billion as of October 19, 2026.

The growth in bond holdings indicates continued public interest in government securities despite the deteriorating security environment.

At the same time, investment demand increasingly depends on the currency of denomination, maturity, and the ability to recover invested funds quickly.

3. Residential Real Estate Investment Is Shifting to Western Ukraine

Intensified attacks on Kyiv and other major cities are changing the geographic distribution of residential real estate investment.

According to estimates by property developer SIGMA+, the number of apartment purchase transactions in newly built residential developments in Kyiv and Kyiv region has declined by 50–60% over the past three months.

Meanwhile, investors are increasingly considering property acquisitions in relatively safer regions:

  • Lviv and Lviv region

  • Ivano-Frankivsk and the Carpathian region

  • Chernivtsi

  • Zakarpattia region

Demand is supported by internal migration and the need for temporary or permanent housing.

Rising construction costs have become another major risk for developers, driven by shortages of building materials, production disruptions, and labor shortages.

Some developers are postponing the launch of new residential projects until spring 2027 while revising budgets and financial models.

4. Hotel and Income-Producing Real Estate Investments Are Undergoing a Correction

Despite growing demand for temporary accommodation in western Ukraine, investment activity in hotels, serviced apartments, and cottage resorts has declined significantly.

According to Apartel Resorts, demand for income-producing real estate investments has fallen by approximately 70% compared with the peak period of 2023–2024.

The main factors include:

  • Delays of 2–3 years in the completion and commissioning of certain projects.

  • Gaps between projected and actual investment returns.

  • Problems with investor payouts in some projects.

  • Declining willingness among investors to invest in properties under construction.

At the same time, demand for long-term hotel accommodation in western Ukraine is increasing. Operators are offering discounts of up to 50% for extended stays, offsetting lower room rates through higher occupancy.

According to Apartel Resorts, hotel occupancy rates in western Ukraine could be 10–15% higher than last year due to the security situation.

For investors, actual operating returns, the track record of property management companies, and the availability of stable cash flow are becoming increasingly important.

5. Agricultural Land Remains a Relatively Resilient Investment Asset

Ukraine's agricultural land market has demonstrated an ability to recover investment activity following short-term disruptions.

According to estimates by the investment fund Tvoye Kolo, investor activity temporarily declined to 30% in the second half of August and early September 2026. However, demand returned to early-summer levels within three to four weeks.

Meanwhile, some agricultural producers are reducing land acquisitions due to limited liquidity, rising logistics costs, and other financial challenges.

This creates opportunities for private investors to acquire high-quality agricultural land with less competition from agribusinesses.

Demand for farmland is likely to remain uneven through the end of 2026, depending on security conditions, the financial position of agricultural producers, and agricultural export conditions.

6. Commercial Real Estate: Demand Is Shifting Toward Smaller Retail Premises

The commercial real estate market is experiencing diverging trends between retail and office properties.

In Kyiv, demand remains strong for small retail units located on the ground floors of residential complexes. Their appeal is driven by proximity to consumers, the development of neighborhood infrastructure, and changing shopping habits.

Meanwhile, the office sector is facing rising vacancy rates. Companies are optimizing their office space, reducing staff, or partially relocating teams to western Ukraine.

This is increasing competition among office landlords and making rental discounts more important.

For investors, tenant quality, rental income stability, location, and the technical specifications of properties are becoming increasingly important.

7. Energy Independence Is Becoming a Key Factor in Real Estate Investment Value

Amid regular attacks on energy infrastructure, building energy independence is evolving from an additional advantage into one of the key criteria for selecting commercial properties.

Office and retail properties equipped with backup power supplies and engineering systems that support uninterrupted operations are better positioned to retain tenants.

Conversely, landlords whose properties lack backup power systems are being forced to offer more substantial rental discounts.

This is reshaping how investors evaluate property attractiveness: location and floor area are no longer the only major considerations. A property's ability to ensure business continuity is becoming increasingly important.

What Do These Trends Mean for Investors in 2026–2027?

Ukraine's investment market has not come to a standstill, but investors have become more selective. Capital is gradually being reallocated toward assets with predictable cash flows, clearly identifiable risks, and the ability to maintain liquidity.

Key trends for the near future:

  • Foreign currency instruments will remain attractive to investors focused on capital preservation.

  • Ukrainian government bonds will continue competing for retail investors' funds.

  • Western Ukraine will retain its investment appeal in the residential and hospitality real estate sectors.

  • Actual operating profitability will become more important than projected returns in income-producing real estate.

  • Agricultural land may present acquisition opportunities amid limited liquidity among agricultural producers.

  • Commercial property values will increasingly depend on energy independence, tenant quality, and stable rental income.

Overall, Ukraine's investment market is shifting away from a focus on rapid asset appreciation toward a more pragmatic investment model, where the main priorities are capital preservation, actual returns, liquidity, and risk management.
