Land Plot

Greenhouse Complex
The total greenhouse area is 10 ha. The complex comprises two types of greenhouse structures:

- tunnel greenhouses — 5 ha.
The separate rows provide efficient air circulation, relatively quick installation and convenient plant maintenance. The tunnel structures can be operated in either enclosed or ventilated configurations.
The use of greenhouses protects plants from adverse weather conditions and extends the harvesting season to 6–7 months.
Cultivation Technology
Strawberries were cultivated using a low-volume hydroponic method in coconut coir substrate on specialized growing systems.
The key advantages of this technology include easier and faster harvesting; reduced contact between plants and soil; lower risk of crop damage from soil-borne pests and diseases; reduced production waste; improved fruit quality; more efficient use of water, fertilizers and other resources; and reduced environmental impact of production.
The facility is equipped with automated irrigation systems, as well as a harvesting and shipment tracking system that enables product traceability from an individual plant to the retail point.
The enterprise complies with the requirements of the international GLOBALG.A.P. standard.
Production and Storage Infrastructure
The complex includes:
- finished goods warehouse with a cold storage complex and blast-chilling chamber — 450 sq m;
- cold storage capacity — up to 50 tonnes of finished products;
- administrative building with office premises — 400 sq m;
- administrative and staff building with a canteen — 300 sq m;
- two dormitory buildings of 420 sq m each;
- workshop — 350 sq m;
- security checkpoint building — 53 sq m.
The availability of an in-house cold storage complex and blast-chilling chamber enables rapid cooling, temporary storage and preparation of harvested products for shipment.
Site and Internal Infrastructure
The site includes two parking areas for trucks and passenger vehicles with a total area of approximately 7,500 sq m.
Internal roads have reinforced concrete surfaces designed for loads of up to 30 tonnes. The total length of internal roads is approximately 1 km.
The complex is also equipped with:
- a fertigation unit for irrigation and fertilizer application;
- two storage tanks with a capacity of 350 cu m each;
- a computerized automatic irrigation system;
- a CCTV system comprising 80 cameras;
- an outdoor lighting system;
- fiber-optic internet and Wi-Fi.
The site is landscaped and planted with ornamental vegetation. The property also includes a lake, garden, sports ground and open-air cinema.
Utilities
Power supply: a 250 kW substation is located on the premises.
Water supply: three privately owned wells with a stated flow rate of 65 cu m. According to the seller, the total length of water supply pipelines is 85 km.
Sewerage: autonomous septic system.
Heating: air conditioning.
Gas supply: not available.
Internet: fiber-optic network and Wi-Fi throughout the site.
