The asset is located at 6 Entuziastiv Street, Rokytne settlement, Bila Tserkva district, Kyiv region. The designated use of the land plot is 11.02 — for the placement and operation of main, auxiliary, and supporting buildings and facilities of processing, machine-building, and other industrial enterprises. Cadastral number: 3223755100:05:006:0021.
The asset includes buildings and structures with a total area of 13,300 square meters, of which 8,356 square meters are warehouse space, 2,992.9 square meters are office premises, and another 1,952.3 square meters are auxiliary buildings.
Additionally, a separate 1.6-hectare land plot near the Ros River, located in Rohozianka, is also offered as part of the proposition.
Among the key advantages of the asset is its potential for connection to core utility infrastructure. Subject to obtaining the required technical conditions, connection to a transformer substation located approximately 200 meters from the site is possible. The plant was previously connected to 1.6 MW of electric power capacity.
Also, subject to obtaining technical conditions, the site may be connected to a medium-pressure gas pipeline running approximately 300 meters from the plot, to the central sewage system of Rokytne located about 100 meters away, as well as to the central water supply network, which is approximately 50 meters from the site.
The asset also derives additional investment value from its rail infrastructure. The site offers the potential to restore operations of an access railway line with a total length of 3,095 meters, including six tracks and six switches, subject to obtaining the relevant technical conditions.
