"Nearly UAH 200 million [already invested]. I hope that this is all. But in fact, I would proceed from the fact that potentially we will have to invest the same amount. This is our first investment in a project from scratch since the beginning of the war," Mazepa said.
According to him, the investment company is implementing the project together with the Svitlo Development of businessman Serhiy Krykun and the Vidvazhny construction group of ex-mayor of Irpin Volodymyr Karpliuk and his business partner Volodymyr Spivak.
"We agreed on pure business interest. Karpliuk is a comfortable and understandable partner. The site and its idea, from me – money and the working capital," he said.
Mazepa said that 50 objects are currently under construction, of which 32 have already been sold. In total, first of all, there are 200 objects of various formats: city houses, town houses, duplexes, and cottages.
"After the start of the war, 15,000 migrants from eastern Ukraine were registered in Irpin. Now maybe more. 2,000 houses or apartments were destroyed or damaged due to hostilities. We proceeded from the assumption that with our supply we could satisfy the demand of both indigenous and new residents of Irpin. This assumption is so far being realized," the businessman said, noting that about a third of the objects in the project are adapted for participation in the eOselia program.
Asked about the cement business, Mazepa said that the production volume of two plants of the Kryvy Rih Cement company at the end of the year will be about 780,000 tonnes with a capacity of 1.6 million tonnes. He said that Concorde Capital plans to invest "tens of millions of dollars" in this area, including reducing the share of coal in energy consumption through processing, as well as expanding annual capacity to 2 million tonnes of cement.
The area of the O.Krasa residential community is 60 hectares. In addition to housing, the territory will include cafes, shops, public and recreational places, a children's center and school, a SPA center and sports grounds, a business center and co-working space, and the Dobrobut medical center.
The project was developed by the Modus architectural bureau. Completion of construction of the first district of the community is scheduled for the summer of 2025.
