A large industrial complex with a total area of 49,390 sq m is being offered for sale in Pereiaslav-Khmelnytskyi, Kyiv region, on a land plot of 22.37 hectares. The asking price is $9.8 million. The asset can be sold either as a single integrated property complex or divided into three separate parts depending on investor needs.

The facility was designed and built in 1985–1990 as a military-industrial enterprise intended for the production of high-precision instruments for specialized equipment. Today, it retains substantial industrial potential and can be adapted for modern manufacturing, warehouse logistics, mechanical engineering, defence-industrial needs, or the development of an industrial park.

One of the key advantages of the asset is its location. The complex is situated directly within the city limits, 65 km from Kyiv and only 45 km from Boryspil International Airport. The site has convenient road access via two highways and is also located near the Dnipro River. An additional benefit is its position at the highest point of the city, which minimizes flood risk.

The complex infrastructure includes 3.6 MW of electricity supply with potential expansion to 11 MW, a gas distribution substation, central water supply, sewage, heating, and four separate access points. The site includes office, production, and warehouse premises, as well as parking for passenger and freight transport.

The complex comprises a production building with an area of 11,782 sq m, an R&D module of 2,520 sq m, a commissioning module of 3,059 sq m, an energy block of 2,760 sq m, an administrative building of 3,016 sq m, an unfinished assembly building of 18,750 sq m, as well as warehouse and auxiliary structures. Part of the production facilities is equipped with crane systems, allowing the site to be more quickly adapted for industrial operations.

The land plot is designated for industrial use, has a regular rectangular shape, and is leased until 2033. The sale materials note that the lease payment is relatively low, which enhances the asset’s attractiveness for long-term industrial use.

Given the scale of the site, engineering infrastructure, and proximity to the capital, the asset may be of interest to both Ukrainian and international investors looking for a ready-made platform for manufacturing, equipment assembly, a logistics center, or a multifunctional industrial hub.
