An investment project, Leleka by Odesa, has been presented in Odesa. It envisages the creation of a next-generation private maternity center in a medical + hospitality format. The project is being developed in partnership between the Leleka Medical Center and the development group Spatium Group, and is aimed at creating premium infrastructure in the fields of healthcare and service in southern Ukraine.
The future facility is planned for the central part of Odesa, at the iTown location. The concept combines modern medical care with a service model aligned with five-star hotel standards. Within the project, childbirth is viewed not only as a medical service, but as a comprehensive client experience — from pregnancy planning to postnatal recovery.
According to the initiators, Leleka by Odesa is intended to address several market niches at once. Among the key drivers behind the launch are the shortage of high-quality premium medical infrastructure in southern Ukraine, the concentration of most comparable services in Kyiv, and growing demand for personalized medical and hospitality support.
The project envisages an integrated model that will include a high-standard medical center, hotel-style accommodation services, a full cycle of patient support, and a personalized approach. Particular emphasis is placed on the safety component: the concept includes a shelter equipped with medical infrastructure, including delivery rooms, intensive care facilities, and autonomous support systems.
The project initiators view it as an example of combining development and an operating business. According to the presentation materials, the construction period is estimated at 18 months, while the cost of creating the facility is projected at $2,600 per sq m, including fit-out and equipment. The minimum investment threshold is stated at $40,000, while the developer plans to finance around 30% of the project with its own funds.
According to the parameters presented by the initiators, the model предусматривает returns of up to 12% per annum in U.S. dollars, with payouts beginning from the first month of investment, while the estimated payback period is 8.5 years.
The project developers believe that Leleka by Odesa could become a new format of medical infrastructure in Ukraine by combining premium service, private healthcare, and a development component within a single product. The project’s social mission is also emphasized — the creation of a modern space for childbirth and family support in the region.
Leleka by Odesa is positioned as an infrastructure project at the intersection of healthcare, service, and real estate, targeting both private investors and the premium medical segment audience.
