Investment holding EFI Group, owned by Ihor Liski, plans to invest around €15 million in the restoration of the palace and park complex in Rozdil, Lviv Region. The 300-year-old site is expected to be transformed into a modern tourism and cultural destination featuring a five-star hotel, restaurant, SPA and wellness area, event hall, as well as educational and cultural centres.
Ihor Liski presented the restoration concept for the Rzewuski-Lanckoroński Palace on September 28, 2026. According to the project, the complex is expected to operate year-round and host international, business, cultural and educational events. Exhibitions, educational programmes and research projects are also planned on the site. In addition, the venue is intended to serve as a platform for Ukrainian-Polish cultural dialogue.
To implement the project, Palace Rozdil LLC, which is 100% owned by Ihor Liski’s EFI Group, signed a five-year memorandum of cooperation with the Ministry of Culture and Strategic Communications of Ukraine, the Lviv Regional State Administration and the Novyi Rozdil City Council. Palace Rozdil LLC will be responsible for financing the project. The company plans to secure around €15 million in investment through a combination of its own and attracted funds. The share to be financed directly by EFI Group is not yet known, as the company continues negotiations with partners.
As of September 2026, EFI Group had already invested €1.5 million in the project. Expenditure on conservation of the palace and adjacent buildings, site research and restoration of the park exceeded $1 million. The first phase of restoration and development of the complex is estimated to cost more than €2 million.
The palace and park complex in Rozdil covers around 6.5 hectares and includes approximately ten buildings. Its main architectural landmark is the Rzewuski-Lanckoroński Palace, built in 1740. The building was designed in the French Renaissance style and is located within a historic park that is around 300 years old.
During the Soviet period, the complex was used as a sanatorium. In the 1990s, the property was owned by the Ukrprofzdorovnytsia network of health and wellness facilities, while in 2004 it was acquired by Merezha Vidpochynku LLC. In 2017, the palace was returned to state ownership. EFI Group acquired the complex at a state auction in July 2023 for UAH 13.3 million. Including taxes, the total purchase price amounted to around UAH 20 million.
The Rozdil Palace restoration project was previously presented at the Ukraine Recovery Conference (URC) in 2025. According to the project documentation, the complex is expected to begin operations in 2029, with an estimated investment payback period of around 12 years. Once the works are completed, the historic palace is planned to become a year-round tourism complex combining hotel, restaurant, cultural, educational and event infrastructure.
