A new hotel and recreation complex, Apartel Kosyno Family Resort, has officially opened in the village of Koson, Berehove district, Zakarpattia region, near the border with Hungary. The property is positioned as a five-star family wellness resort focused on health, family, SPA, and recreational tourism in a region with strong tourism potential. The complex officially opened on May 1–2, 2026.
The declared investment in the project amounts to around $20 million. According to the company, financing was provided by approximately 140 private investors, as well as by the developer’s own resources allocated to infrastructure development. Construction of the complex took about two years.
Apartel Kosyno Family Resort includes 132 apartments and 20 cottages. The format combines an apart-hotel, cottage development, and full-scale resort infrastructure designed for extended stays. The resort’s official website presents various room categories, ranging from standard apartments of 25–30 sq m to family and premium units of 67–80 sq m, some of which include a kitchen, multiple rooms, and layouts adapted for family accommodation.
A key feature of the project is its integration with the well-known Kosyno thermal resort, which has already established a stable tourist flow in Zakarpattia. Guests of Apartel Kosyno receive separate access to the infrastructure of the thermal complex, while the new resort also has its own autonomous ecosystem of services. According to a representative of Apartel Resorts, the new hotel has introduced elements that were previously lacking in the existing resort facility, including an indoor SPA zone, tennis courts, a children’s restaurant, and a conference hall.
The complex’s infrastructure includes a SPA area, medical and wellness programs, sports activities, conference services, children’s spaces, and food and beverage facilities. The resort’s official website separately highlights a gym, tennis, padel, Pilates reformers, MEDISKIN programs, a SPA zone, conference services, and access to Kosyno’s thermal waters.
A separate emphasis has been placed on family recreation. The complex includes a Kids Club with animators, a children’s menu, swimming pools, sports grounds, and apartments with separate areas for parents and children. This model allows the resort to operate not only as a classic hotel, but as a full-fledged family recreation destination, where adults can use wellness and SPA services while children have their own leisure program.
An additional advantage of the location is its proximity to Kosyno’s thermal springs. According to the official Apartel Kosyno website, the thermal waters come from a depth of 1,190 meters, have a temperature of 40–45°C, and the resort infrastructure includes thermal pools, themed saunas, and a summer aqua park.
The project is also notable from the perspective of investment real estate. In the marketing materials of GCG invest, Apartel Kosyno was positioned as an opportunity to acquire apartments and subsequently place them under the management of an operator. The stated business model provided for a distribution of net profit in the ratio of 85% to the investor and 15% to the operator, monthly payouts, and coverage by the management company of utility costs, maintenance, repairs, marketing, and promotion.
The opening of Apartel Kosyno Family Resort marks another stage in the expansion of the Apartel Resorts network, which is developing the format of apart-hotels and wellness resorts in Ukraine. According to LIGA.net, the network includes Apartel Uzhhorod, Apartel Shayan Eco Resort, Apartel Skhidnytsya, and other properties. It was previously reported that the company plans to increase its room inventory from around 500 rooms to 1,500 rooms over the next few years, and is also considering entry into the European market.
Thus, Apartel Kosyno Family Resort is not only a new tourism asset in Zakarpattia, but also an example of the development in Ukraine of the income-generating resort real estate format, where the hotel business is combined with private investment, professional operational management, and growing demand for wellness and family recreation in the country’s western regions.
