"The goal of the project is the construction of a class A warehouse complex in the northern part of the country, near Kyiv, to meet the company's own needs. Now the company operates with leased warehouse premises," said Larisa Melnichuk, Deputy General Director for Investment Promotion at Zammler Ukraine, during International Investment Fair from UkraineInvest.
According to the presentation, the total cost of the project is $34 million, with 20% of the amount ($6.8 million) being Zammler Ukraine's own investments. The expected payback period of the project is 8.5 years, the internal rate of return is 15.5%, the profitability ratio is 8.6%.
The expert focuses on the fact that the calculations are based on pre-war calculations, which are not permanent. After the stabilization of the situation, the approval of the final budget of the project, the scheme of its financing and the conditions for the participation of investment partners, the indicators may be changed.
The project includes the construction of a logistics complex with an area of 59.4 thousand square meters. m with office space (1.8 thousand sq. m) and a mezzanine (9 thousand sq. m). The object will be located on Zammler's own land plot with an area of 10.25 hectares with access to the M-01 Kyiv-Chernigov highway.
The term for the construction of the complex is 1.5-2 years.
“Before the war, we had already received technical conditions for connecting all communications, held two stages of a tender among design organizations, started preparing for an audit procedure in accordance with international standards, held a tender and determined the winner to develop a feasibility study for the project,” Melnichuk said.
The implementation of the project will increase Zammler's share in the 3pl services market in Ukraine from 11.3% to 13.5%, the expert noted.
