Investor Sought to Complete Construction of Ukraine’s Largest Open-Air Water Park in Irpin

Additional investment is being sought to complete the Riviera Club Aquapark project, with investment tickets starting from $1 million

In Irpin, Kyiv Region, plans are underway to complete the construction of Riviera Club Aquapark, a large-scale recreational and entertainment complex designed to combine an open-air water park, restaurant infrastructure, and venues for concerts and private events.

The project initiators are considering attracting a strategic or financial investor with an investment ticket starting from $1 million.

The complex is located in Bucha District, Kyiv Region, within the Kyiv metropolitan area. The total land plot covers 2.04 hectares, of which 1.64 hectares are allocated to the entertainment complex, while another 0.4 hectares are designated for a 155-space parking area. The planned water park area covers approximately 16,000 m².

Riviera Club Aquapark is designed to accommodate approximately 1,000 visitors per day. Its potential target audience includes residents of Kyiv, Irpin, Bucha, Hostomel, and other communities within the capital’s metropolitan area.

The first phase of the complex includes an adult water zone with six water slides, a children’s water complex, swimming and children’s pools, a spray zone, and other water attractions.

The main swimming pool will cover 621.8 m². In addition to the water park, the project includes a restaurant, food court, bar area, a dedicated space for private events, as well as administrative, utility, and supporting infrastructure.

A separate business segment will focus on concerts, festivals, corporate events, and private functions. The project includes a stage of approximately 49 m² and a covered summer venue with seating covering around 738 m².

The second phase of Riviera Club’s development envisages the construction of a café, banquet hall, an additional swimming pool with a jacuzzi, and a VIP area.

The Riviera Club concept is designed to operate not only as a seasonal water park but also as a multifunctional leisure & entertainment complex with several revenue streams.

The main sources of revenue are expected to include water park ticket sales, VIP services, food and beverage operations, concerts and private events, as well as the leasing of retail and service space.

The business plan also considers a winter operating format for the complex, including an ice rink, winter fair, food zone, and retail areas. This is expected to partially reduce the seasonality of the business and enable the site to operate during a larger part of the year.

The project’s simple estimated payback period is approximately five years after reaching planned operating performance.

The investment proceeds are expected to be used to complete construction and installation works, purchase and install equipment, improve the site, launch engineering and operating infrastructure, and prepare Riviera Club Aquapark for opening.

The investor participation format, equity stake in the project, corporate structure, and investment return mechanism will be determined during negotiations with potential partners.
