In 2023, Ukrainians bought 404 thousand real estate properties, which is 1.7 times more than a year earlier. However, this is still 1.6 times less than before the start of the full-scale invasion (631 thousand). This is evidenced by OpenDatabot data.
From 2015 until the start of a full-scale war, the Ukrainian real estate market was constantly growing. In particular, by 2021, when the authorities opened the land market, there were significantly more transactions for the purchase of housing than land, but it was in this year that the numbers almost became equal.
“Since the beginning of full-scale, people began to invest more money in land. Now Ukrainians buy land more often than housing. Last year, 1.3 times more land plots were purchased than apartments and houses,” says the Opendatabot analysis.
The number of newly purchased housing exceeded 172 thousand. But this is still half as much as before the war - 325 thousand. However, compared to the first year of a full-scale war, the real estate market is reviving: then Ukrainians bought 100 thousand houses and apartments.
Last year, Ukrainians purchased 10,775 apartments and houses using mortgages. And 1,127 mortgages were concluded for the acquisition of land. That is, for every 9 housing transactions there is only 1 for a land plot.
More than half of housing mortgages in 2023 were issued through the state program “Eoselya” - 5,855.
We remind you that compared to 2022, the total volume of M&A transactions in 2023 in Ukraine increased 5 times, but is 1.5 times lower than pre-war figures ($2.7 billion in 2021).
