100 Hectares Near Port Pivdennyi in Odesa Region Offered for Deepwater Port–Rail Hub Development

According to InVenture, a large 100-hectare land cluster located near the TIS port complex, Port Pivdennyi and the Odesa Port Plant has been put up for sale

In Ukraine’s Odesa region, a large land cluster totaling 100 hectares located near the TIS port complex, Port Pivdennyi, and the Odesa Port Plant has been put up for sale. The site may be used to develop a deepwater port and rail logistics hub.

The property represents a uniquely scaled and strategically located site capable of forming a modern multimodal port-industrial cluster for handling various types of cargo, including grain, containerized, liquid, and mixed cargo.

The land cluster is situated directly adjacent to the region’s key port infrastructure, including the TIS terminal group and Port Pivdennyi. The site has access to both road and rail connections, as well as technical potential for connection to engineering utilities.

The total area of the territory is 100 hectares, structured for different types of logistics and port infrastructure.

A 3-hectare waterfront section is located directly by the water, where a quay line and port basin could be developed. This would potentially allow the construction of a new deepwater berth capable of handling large seagoing vessels.

The largest portion of the territory — 56 hectares — is allocated for the development of a railway hub station. This site could accommodate an electrified rail station with a sorting yard, railcar storage tracks, and a high-capacity cargo handling ramp.

Another 23 hectares are designated for a dry port and industrial-warehouse zone, where grain terminals, elevators, bulk storage facilities, and logistics modules could be located.

An additional 14 hectares are allocated for a container or multi-cargo terminal, while 4 hectares may be used for additional industrial or warehouse facilities.

The land plots have different zoning categories, including industrial land, port infrastructure land, and agricultural land, with the possibility of rapid reclassification according to investor needs.

The location’s technical parameters allow for the development of a large-scale infrastructure project. Water depths along the shoreline reach up to 19 meters, enabling operations with Panamax and Post-Panamax vessels.

The project concept also предусматривает the possibility of constructing a gallery or conveyor connection from any part of the site to the waterfront, a common engineering solution used in estuary port areas.

In addition, a preliminary concept for a railway hub station has already been coordinated. The facility could provide cargo transshipment capacity ranging from 2 to 10 million tons per year, including the creation of a large railcar storage yard.

With such infrastructure, the territory could host grain terminals, container logistics centers, liquid cargo complexes, as well as other industrial facilities, including energy or oil and gas infrastructure.

The site has access to basic engineering utilities. The project provides for the possibility of connecting electric power with capacity exceeding 1 MW, while a water supply pipeline runs along the territory, and there is also technical potential for connection to gas networks.

The asset is offered for sale as a single investment project or as separate land plots.

The price of the asset is undisclosed and will be determined through negotiations with potential investors.
